Public Hearing Notice for Bylaw C15-19

Southridge High School Site Proposal to Redistrict Lands

In accordance with the Southfort Area Structure Plan, the City is proposing to redistrict lands from Urban Reserve District (UR) to Public Service District (PS) to accommodate a high school site in Southfort. The lands are 6.91 ha (17.1 ac) in area and are located south of the intersection of Southridge Boulevard and Southfort Drive.

Land Use Bylaw Update

The City of Fort Saskatchewan is in the process of advancing its Land Use Bylaw (LUB).

What is a Land Use Bylaw?

The Land Use Bylaw regulates use, buildings, signs, and overall development in the City.

Our City is divided into land use districts, or zones, (e.g. commercial, industrial, and residential). A LUB is used to determine what land uses are permitted in each district. These regulations are based on the goals and objectives outlined in City’s policy planning documents. The LUB regulates everything from sheds and decks to large industrial developments.

Why is the City updating Land Use Bylaw?

To respond to industry trends and based on community feedback and address concerns.

The bylaw needs to reflect present-day trends, as well as future plans for development of land within the City. Council’s long-term strategic goal is to manage growth and maintain the quality of life in all our communities. The Land Use Bylaw update will align with this goal.

What are the main topics/themes to be reviewed?

Topics of interest/concern are:

•  Garage and garden suites in residential districts in a limited fashion
•  Signage in commercial and residential districts
•  Secondary suite tandem parking changes
•  Consolidation of residential districts

How does this update impact me?

The LUB affects you in a number of ways whether you are a resident, developer, business owner or home builder in the City of Fort Saskatchewan. The Land Use Bylaw defines what can be built and where, what kinds of uses are permitted on a property. These regulations shape the City’s future.
