Pre-Submission

Prior to submitting your application, please review the application requirement in our Subdivision Application Package. If you are unsure about the process or the requirements, you are encouraged to consult with the Planning and Development Department at landuseplanning@fortsask.ca or 780.992.6198.  We will be able to determine if any any additional information will be required regarding your application and answer any questions you may have.

Application Submission

Upon receiving a complete application with application fees paid in full, the Planning and Development Department will circulate, evaluate and make a recommendation regarding your application. It is the responsibility of the Subdivision Authority to render a decision on the subdivision of land in the City of Fort Saskatchewan.

Circulation

Subdivision applications are circulated to the required government departments, adjacent landowners, and local authorities for their review and comments

Evaluation

The subdivision application will be checked to ensure that the land to be subdivided is suitable for the proposed use and that the application is compliant with the provision of the City's Land Use Bylaw and statutory plans.

The application will be evaluated concerning the following criteria:

  • Topography
  • Soil characteristics
  • Storm water collections and disposal for flood, subsidence, or erosion
  • Accessibility to roads
  • Waste disposal system
  • Neighbouring land uses
  • Any other matters considered necessary to determine suitability for the proposed use

Decision

Following review, the Current Planner will prepare a recommendation for use by the Subdivision Authority in rendering a decision on the proposed subdivision.  The Subdivision has 60 days from receipt of the application to render a decision.

If a decision cannot be made within this time frame, a time extension can be provided by the application.

If a subdivision applications requires an amendment to an Area Structure Plan or the Land Use Bylaw, those amendments must be approved by Council prior to a decision on the subdivision by the Subdivision Authority.

Subdivision Approval Extension

If the Subdivision Authority fails to render a decision on an application for subdivision the applicant may enter into an agreement to extend the decision period. An agreement for extension must be made within 14 days.

Plan Endorsement

If a subdivision proposal has been approved, you have one (1) year to meet the conditions of approval and submit a plan of subdivision to the subdivision authority for endorsement. The plan of subdivision will be reviewed to confirm compliance with the subdivision approval, and that all conditions that were imposed have been satisfied. Approval fees are required at this time. 

Plan Registration

After endorsement, you have one (1) year to register your final plan of subdivision with the Northern Alberta Land Titles Office.

Plan Endorsement & Registration Extension

The City may extend the one (1) year period for endorsement or registration of a subdivision plan upon submission of an extension application.
