Commercial Infill

The Commercial Infill Grant is meant to help stimulate the revitalization of vacant or underutilized commercial property within an established commercial district. Applications for 2018 will be accepted beginning January 15, 2018. The deadline for applications is November 1, 2018.

Objectives

The program intends to achieve the following:

  • To reduce the amount of vacant commercial property in established commercial districts
  • To support new investment in established commercial districts
  • To improve the long-term viability and vibrancy of established commercial districts

Funding

The Grant will cover up to a maximum of $50,000 per property. The amount of the grant will be based on the following criteria:

  • Benefit to the business
  • Alignment with business district
  • Size and scope of the project
  • Amount of remediation required
  • Visual aesthetics of the project

Eligibility

To be eligible for the Commercial Infill Grant:

  • Property must be within the City of Fort Saskatchewan
  • Applicant must have a valid City of Fort Saskatchewan Resident Business Licence
  • Applicant must be the owner or future tenant of the commercial property which will be redeveloped or renovated
  • Application must be for new construction or renovation of a commercial property that has been vacant for a period of longer than 6 consecutive months
  • Property must be located on commercially zoned land that was registered under the provisions of the Land Titles Act a minimum of 15 years ago
  • Property cannot be located on Greenfield land or previously undeveloped land
  • Property owner must not be in arrears in municipal taxes or utilities for any owned property in Fort Saskatchewan
  • A property is only eligible to receive one grant within a three (3) year period
  • Applicants who have previously received a City of Fort Saskatchewan Business Development Program grant within the past 3 years will not be eligible
  • Ground floor of property must be designated for one or more of the following commercial uses:
    • Business Support Service
    • Community Service Facility
    • Day Care Facility
    • Eating and Drinking Establishment
    • Eating and Drinking Establishment (limited)
    • Hotel
    • Health Service
    • Indoor Recreation Facility
    • Indoor Entertainment Facility
    • Personal Service
    • Pet Care Service
    • Professional, Financial and Office Service
    • Retail Store (convenience)
    • Retail Store (general)

FAQs

Am I required to use local contractors when applying for any of the Business Development Program Grants?

No. While we encourage businesses to use other local business, we want to ensure that applicants have the ability to seek out the most competitive quotations for their projects.

I have a project that would qualify under two grants. Can I apply for both?

You are permitted to submit applications for more than one grant; however, you would only be eligible to receive one grant.

Can I receive more than one grant?

Business owners and commercial property owners are only eligible to receive one grant every three years. If you receive a grant in 2016, you would not be eligible for another grant until 2019.

The only exception is the Small Business Education Grant. Recipients of a Small Business Education grant would be eligible for another Business Development Program grant; however, you would not be eligible for another Small Business Education Grant for three years.

How do I know if my commercial property is old enough to be eligible for the Commercial Infill Grant?

The property must be located on commercially zoned land that was registered under the provisions of the Land Titles Act a minimum of 15 years ago. A copy of your land title will be required for proof.
