Downtown Fringe District – Land Use Bylaw Update

The City of Fort Saskatchewan is updating its Land Use Bylaw, and the Downtown Fringe District (DFD) is the next community in the project. This includes Old Fort, Sherridon, and Ross Creek areas.
What You Need to Know
- Why This Matters: We’re shaping the future of the Downtown Fringe District while preserving its unique character.
- What’s Happening: Using feedback from 2024 public engagement, we’ve drafted new regulations for the Downtown Fringe District for your review. See below for a link to the full draft, and a quick video outlining the changes.
- How to Provide Input: From May 30 – June 16, share your thoughts via email or at an in-person drop-in session (details below).
- Your Voice Matters: We’re still in the early stages—nothing is finalized yet. Your input will help shape the final decisions.
What's New in the Updated Draft District?
- Node footprint within Sherridon has been reduced and divided into two separate nodes.
- An additional node has been added in the Ross Creek area (Church, Apartments, and Townhouses).
- Apartments are now limited to specific locations within Node Arterial Streets.
- Townhouses are limited to Collector Streets.
- Commercial opportunities are restricted to corner lots within Node Arterial Streets.
- Maximum building heights along Collector and Local Streets have been reduced from 11–13 m to 10 m.
- Enhanced architectural controls have been introduced for new and redeveloped buildings.
