What’s New in the Updated Draft?
- Nodes were reduced from three to one (the Westview Plaza area).
- Townhouses and apartments were removed from collector roads and are now limited to the Westview Plaza area.
- Commercial was limited to parts of the Westview Plaza area.
- Churches and schools are limited to their current locations.
- Maximum building height reduced from 13m to 10m along collector and local roads.

What is this project? |
The City is rewriting its Land Use Bylaw, which regulates development on private land. This update ensures the rules align with community needs and reflect neighbourhood preferences. |
Was it the City’s intent to allow large apartments near single-family homes? |
The intent of the draft was to share potential options and gather feedback from Pineview residents to help refine the recommendations. Through this engagement, we heard concerns that the scale and intensity of certain proposed developments do not align with Pineview’s character. The draft regulations explored ways to introduce subtle density, particularly along collector roads and within nodes that can support it. However, the feedback made it clear that these proposals need to better reflect the existing neighbourhood's character. We acknowledge this as an area where adjustments are necessary. The input received from residents has been invaluable, and the project team is revising the draft regulations to ensure they reflect the community’s concerns and fit more appropriately within Pineview. |
Why are you updating Pineview's regulations? |
No decisions have been made. We are gathering feedback to understand what is important to Pineview residents. This input will guide updates to the zoning regulations to preserve what residents value most. |
Is the City really going to go through with this? |
The draft regulations presented in November will change based on resident feedback. An updated draft will be shared with residents for further input in the new year. |
What happens next? |
Feedback received by December 1 will be included in project summary report. The draft Pineview District regulations will be revised based on input and shared with residents for further feedback. Revisions will continue, if needed. |
What if I disagree with the final Land Use Bylaw? |
Not everyone will agree with the final draft, as residents hold differing views. Residents will have another opportunity to share their perspectives before Council makes any decisions. A timeline for finalizing the plan has not yet been established. |
Why not just leave things the way they are? |
The current zoning rules don’t fully reflect Pineview’s character or evolving needs. Updates ensure regulations preserve what residents value while supporting appropriate redevelopment. |
