Council Approves 5.40% Municipal Property Tax Increase for 2025
City Council passed the 2025 Property Tax Bylaw at the May 13 regular Council meeting. The bylaw is based on the City’s approved 2025 operating budget of $100.2 million and a capital budget of $14.2 million.
With this approval, the average residential property—assessed at $449,205—will see an estimated 5.40% increase in the municipal portion of property taxes. That works out to about $124.69 more per year compared to 2024. When you factor in the Provincial Education Tax and the Heartland Housing Foundation requisition, the overall property tax comes to an estimated 6.77% increase.
A significant factor of the overall increase is the Provincial Education Tax, which went up by 10.02% for an average residential property as compared to 2024. This translates to about $105.78 more per year due to the Government of Alberta’s 2025 education tax requisition.
Individual property tax changes may vary depending on how a property's assessed value compares to the citywide average.
“City Council understands that any tax increase can be challenging. We’ve worked hard to strike a balance—minimizing the impact on residents while continuing to invest in the services, programs, and infrastructure that make Fort Saskatchewan a great place to live,” said Gale Katchur, Mayor of Fort Saskatchewan. “This budget reflects our ongoing commitment to responsible fiscal planning and building a strong, inclusive community.”
Each residential and non-residential property will receive a tax notice based on the value of its property assessment. Property Tax Notices are mailed to homeowners, business owners, and industry starting the third week of May, and property taxes are due June 30, 2025.
Please note: A potential Canada Post service disruption in May 2025 may impact mail delivery. If this occurs, it remains the responsibility of residents to ensure payment is made on time. Property tax notices can be received electronically or picked up in person at City Hall.
Taxes can be paid through online banking or by phone through your financial institution (by using your tax roll number), by mail (cheque payable to City of Fort Saskatchewan), in the ‘mail deposit’ located at the main entrance to City Hall, or through pre-authorized monthly payments with the Fort Electronic Payment Plan (FEPP).
