Public Hearings

To allow for new development or redevelopment, Council will consider redistricting applications in order to apply new regulations to a site. All property owners have the right to make an application to change their zoning. Anyone who feels they may be affected by the proposal has the right to voice their opinion through the planning process.

Bylaw C2-20 - Closure of Road Right-of-Way West River's Edge Park

An application to close a portion of road right-of-way has been submitted by WSP Inc. The road right-of-way is on the east edge of West River’s Edge Park. The road right-of-way is currently vacant land and is not being used for road purposes. Bylaw C2-20 would close the road right-of-way, so the lands could be utilized as Park and Public Utility.

Bylaw C14-20 - Windsor Pointe - Proposal to Redistrict Lands to Park & Public Utility

In accordance with the Westpark Area Structure Plan, WSP Inc. is proposing to redistrict lands to Park & Recreation District (PR), and Public Utility District (PU) in Windsor Pointe. This redistricting would zone lands for a 1.107 ha (2.735 ac) neighbourhood park south of Wingate Way.

Bylaw C21-20 - Mixed Low Density Residential Distrcit Land Use Bylaw Amendment

A Land Use Bylaw amendment application has been submitted by Landrex Inc. and Qualico Communities. This application is to add a DC(A)-14 Mixed Low Density Residential District to the Land Use Bylaw. This district allows for a range of housing types including single detached housing, semi-detached housing, and multi-attached housing under certain conditions.

Bylaw C21-20 would redistrict (rezone) lands in the following locations:

  1. Windsor Pointe Stages 3, 4 from UR- Urban Reserve to DC(A)-14- Mixed Low Density Residential District (part of NW/SW 24-54-23 W4M)
  2. Forest Ridge Stage 11B from R3- Small Lot Residential District to DC(A)-14- Mixed Low Density Residential District (Lot: B, Block: 25, Plan 0426931)
  3. Sienna Stage 7B from UR- Urban Reserve to DC(A)-14- Mixed Low Density Residential District (part of NE1/4-20-54-22-W4M)

This application is for low-density residential development in accordance with the approved Westpark and Southfort Area Structure Plans.

Bylaw C22-20 - Westpark Semi-Detached & Duplex Residential District Land Use Bylaw Amendment

A Land Use Bylaw amendment application has been submitted by Landrex Inc. and Qualico Communities. This application is to add a DC(A)-15 Westpark Semi-Detached and Duplex Residential District to the Land Use Bylaw. This district allows for semi-detached housing and duplexes with reduced side yard setbacks and enhanced architectural standards.

Bylaw C22-20 would redistrict (rezone) lands in the following locations:

  1. Windsor Pointe Stages 3, 4 from UR- Urban Reserve to DC(A)-15- Westpark Semi-Detached and Duplex Residential District (part of NW/SW 24-54-23 W4M)
  2. Forest Ridge Stage 11B from R3- Small Lot Residential District to DC(A)-15-Westpark Semi-Detached and Duplex Residential District (Lot: B, Block: 25, Plan 0426931)

This application is for low-density residential development in accordance with the approved Westpark Area Structure Plan.

Public Hearing for Bylaw C15-20 - East Gate Business Park (June 9, 2020)

An application to amend the Light Industrial IL- Overlay in the Land Use Bylaw has been submitted by a property owner in the East Gate Business Park. This amendment affects 14 lots immediately north of the Clover Park Neighbourhood. The proposed changes will increase development setbacks from the rear property line, reduce building height, and no longer prohibit General Industrial Use.

Proposed amendments to the IL- Overlay:

  • To remove the prohibition of General Industrial Use
  • To increase the rear building setback to from 5 metres to 9 meters
  • To limit the height of structures and storage equipment to 15 meters.
