The City of Fort Saskatchewan Council will hold a Public Hearing for a proposed amendment to Land Use Bylaw C23-20.
Through this amendment, Heartland Housing is proposing the addition of a new Direct Control District - DC(A)-23 – 101 Street Multi-unit Residential District, to the Land Use Bylaw C23-20. This district would facilitate the development of an Apartment use along with limited supportive commercial uses on the subject site.
The subject area is located at 9711 101 Street across from the Fort Elementary school, and is known as the former Dr. Turner Lodge site (Attachment A).
Proposal Details:
- Create a new Direct Control district DC(A)-23 – Direct Control – 101 Street Multi-unit Residential.
- The DC(A)-23 District will allow for an Apartment use potentially integrated with supportive commercial uses at the ground level.
- Redistrict approximately 1.32 ha (3.26 acres) of land from PS – Public Service District to DC(A)-23 –Direct Control – 101 Street Multi-unit Residential District.
- Establish street-oriented development.
- Limit the maximum building height to 16 m.
- Include site-specific parking regulations.
- Provide landscaping requirements.
