The City of Fort Saskatchewan Council will hold a Public Hearing for Bylaw C32-26 which proposes an amendment to Land Use Bylaw C23-20.
The amendment would redistrict 28.60 hectares (70.67 acres) of undeveloped land, currently zoned as IR - Industrial Reserve District, to enable heavy industrial development. The subject site is located along the eastern boundary of the City, south of Veterans Way (Highway 15) and existing heavy industrial development. To the west of the subject site is IM - Medium Industrial District, and to the south of the site are undeveloped agricultural lands zoned as IR – Industrial Reserve District. (Attachment A).
IR – Industrial Reserve District is a holding district for future industrial development within the City’s Industrial Heartland.
Proposal Details:
The proposed Land Use Bylaw amendment would redistrict:
- 15.28ha (37.76ac) of land from IR – Industrial Reserve District to IH – Heavy Industrial District;
- 5.28ha (13.05ac) of land from IR – Industrial Reserve District to PR – Parks and Recreation District; and
- 8.04ha (19.87ac) of land from IR – Industrial Reserve District to PS – Public Service District.
In addition, a Public Hearings will be held for Bylaw C33-26, which proposes an amendment to the Josephburg Road North Industrial Area Structure Plan. The amendment would update the Concept Map to allow for Heavy Industrial development on the subject site and remove the “possible interchange” at Range Road 220 and Veterans Way (Highway 15) from the Plan. See Attachment B.
A Public Hearing will also be held for Bylaw C34-26, which proposes an amendment to the Alberta’s Industrial Heartland Area Structure Plan. The amendment would update the Concept Map to redesignate the subject site from Light and Medium Industrial to Heavy Industrial. See Attachment C.
The amendments to the Area Structure Plans would ensure alignment among all the planning documents.
