The City of Fort Saskatchewan Council will be holding a public hearing about a proposed development in the Southpointe area. This involves rezoning land to Medium Density Multiple Residential District (RMM) to develop medium density residential with complementary commercial uses. The location of rezoning is 8510 – 94 Street (described as SW-29-54-22-4) as shown in Schedule A.
Details of the Proposal:
- Rezone approx. 2.6 ha (6.4 acres) of land to RMM – Medium Density Multiple Residential District to allow for the development of multi-attached dwellings and apartments with complementary commercial uses.
- The subject lands, currently districted as Low Density Multiple Residential District (RML), will be changed to Medium Density Multiple Residential District (RMM).
- Textual amendment to the Land Use Bylaw to add “Child Care Facility” as a Permitted Use to the RMM – Medium Density Multiple Residential District (Schedule B).
- “Child Care Facility” within the RMM District may only be permitted on the lot described as SW-29-54-22-4 (Schedule B) and as a standalone building.
- On April 28, 2026, Bylaw C19-26 received first reading.
Purpose:
The proposed Land Use Bylaw Amendment & Redistricting will support the development of a mix of housing types and limited neighbourhood commercial and service uses.
