Land Use Bylaw Project

The City of Fort Saskatchewan is creating a new Land Use Bylaw (LUB). The City recognizes that areas within Fort Saskatchewan are different. Our goal is to create custom regulations that reflect the uniqueness of each neighbourhood.

Progress

A total of three rounds of engagement have been completed for the Pineview District which includes the Final City-Wide Engagement.

The draft will be revised and shared with the community again before it is presented to Council. The engagement summary reports include:

• March/April 2026 - Final City-Wide Engagement What We Heard Report
• February 2025 – Pineview What We Heard Report
• November 2024 – Pineview What We Heard Report

Changes that were made to the previous draft districts include:

• Nodes were reduced from three to one (the Westview Plaza area). 
• Townhouses and apartments were removed from collector roads and are now limited to the Node in Westview Plaza area.
• Commercial was limited to parts of the Westview Plaza area. 
• Churches and schools are limited to their current locations. 
• Maximum building height reduced from 10m to 8m.
• Maximum building height is 10m in Pineview North. 
• Additional regulations for consideration of Duplex and Discretionary Development

What's Next?

The final draft of the proposed Land Use Bylaw has now been released and is available for review on this page.

The draft reflects the work completed to date and feedback received through engagement. Nothing is finalized yet, and your input will help inform the final version presented to Council.
