Public Hearings

The City of Fort Saskatchewan is a beautiful place, full of character, community, and history. As we grow, we want to ensure that new buildings, neighbourhoods, and businesses reflect what makes our city special, while meeting the needs of the future.

To support thoughtful development, City Council holds Public Hearings to gather community input on proposed land use changes, including redistricting applications. All property owners have the right to apply for zoning changes, and anyone who may be affected is encouraged to share their feedback. Public Hearings are a key part of the planning process, helping ensure decisions reflect the needs and values of our community.

Current applications

The City of Fort Saskatchewan Council will hold a Public Hearing regarding proposed amendments to the Southfort Area Structure Plan (ASP) and the Land Use Bylaw. The proposed changes affect the Sienna area.

Council will consider amendments to introduce a new residential land use district and to rezone a portion of land within Sienna to support future residential development.

Details of the Proposal:

  • Introduces Medium Density residential in the Southfort ASP within Sienna area
  • Introduces new Sienna Attached Residential District (SAR) in the LUB
  • Rezones 2.04 ha land from Urban Reserve District (UR) to
  • Sienna Attached Residential District (SAR) (1.29 ha) and Comprehensively Planned Residential District (RC) (0.75 ha)

Purpose:

The purpose of the proposed amendments is to support low and medium density residential development within the Sienna area.

The ASP amendment proposes the introduction of medium density residential uses to allow for townhouse development south of Sienna Boulevard and east of Canyon Road.

The Land Use Bylaw amendment proposes the introduction of a new district, the Sienna Attached Residential District (SAR). If approved, this district would allow for the development of townhouses on compact lots.

Council will also consider rezoning a portion of land within Sienna from Urban Reserve District (UR) to the proposed Sienna Attached Residential District (SAR) and Comprehensively Planned Residential District (RC). The RC district allows for the development of single detached, semi‑detached, duplex, and townhouse dwellings on conventional and shallow lots.
