We can help you obtain the right permits for your garage, shed, or other accessory building to ensure it is built safely and meets the Land Use Bylaw.
Where can I put my garage, shed, etc.?
Accessory buildings of any size have to be placed in locations that meet the Land Use Bylaw setbacks.
In most residential neighbourhoods, you can place your building as close as 1.0 m from your rear and side property lines.
If you live in our Residential Estate Lot (RE) district, you can place your building as close as 2.0 m from your rear and side property lines.
On any property, the building must also be no closer than 1.2 m from any other building on your property. Please do not place your building over or on any easements or utility right of ways.
How big of a garage or shed can I build?
Your new building must fit into the site coverage maximum for your property. Give us a call at 780-992-6198 or email us at fortplanning@fortsask.ca and we can help you figure out the size of building you can build.
Do I need a permit?
If the building is over 10m2 (107.6ft2), then you will need a development and building permit. Buildings smaller than that size do not require permits provided they are located in accordance with the Land Use Bylaw.
What if I am demoing an old garage or shed?
We offer a combined permit if you are taking down an old building and replacing it with a new garage or shed.
As part of your application, you will need to submit:
- Application forms
- Site plan showing where you want to place the building, with distances to property lines and buildings on your property
- Details of construction, such as the foundation, height, size, materials, etc.
Fees
We price accessory building permits using the Fees & Charges Bylaw. Permit costs depend on the floor area.
