Compliance Certificate

A compliance certificate is a common condition of sale during the sale of a property. The City does not require Compliance Certificates, but offers them as an optional service. Compliances are based on a Real Property Report (RPR), a survey of your property and the buildings on it. You can have a private survey company prepare the RPR.

If the buildings on your property follow the Land Use Bylaw, we will issue a Compliance Certificate. If an issue is identified, we will issue a Compliance letter.

How do I apply?

Apply in-person or by mail

You can apply for a Compliance Certificate in-person or by mail. Planning & Development Services is located on the Lower Level of City Hall (10005 102 Street, Fort Saskatchewan). 

You will need to provide:

If you do not have an original copy of your Real Property Report, or your Real Property Report is older than 5 years, you will need to provide:

  • 1 Real Property Report
    • Original size
    • A photocopied Real Property Report is acceptable
  • Affidavit
    • Affidavit must be verifying nothing has changed on site. The property must match the Real Property Report.
    • Signed Affidavit must be commissioned by a Commissioner for Oaths
  • An up-to-date Certificate of Title (no older than 3 months)
  • Fees as listed in the Fee Schedule

Applying by email

Email the Compliance Certificate Application Form to fortplanning@fortsask.ca. The Planning & Development Department will contact the surveying company on your behalf for the Real Property Report. You will be notified when the Surveying Company has submitted a copy of the Real Property Report to the City.

You will be notified if the Surveying Company does not provide a copy of the Real Property Report to the City. You may be required to contact the Surveying Company or provide a copy of the Real Property Report. If no Real Property Report is submitted to the City, the application may be considered as withdrawn and fees may be refunded.

Safety Codes Compliance Letter

A Safety Codes Compliance Letter may be requested during the sale of a property. The City does not require Safety Codes Compliance Letters, but offers them as an optional service.
