Land Use Bylaw Project

The City of Fort Saskatchewan is creating a new Land Use Bylaw (LUB). The City recognizes that areas within Fort Saskatchewan are different. Our goal is to create custom regulations that reflect the uniqueness of each neighbourhood.

Progress

Initial engagement for the Conventional Neighbourhood District is complete. The draft will be revised and shared with the community again for further feedback before it is presented to Council. The engagement summary reports include:

The following highlights the purpose of each sub-place type within the Conventional Neighbourhood District. More details and regulations of each sub-place type are available in the draft:

  • Nodes
    • This sub-place refers to areas that are intended for commercial, mixed-use and higher density development.
  • Arterial Street Locations
    • This sub-place type is characterised by medium and high-density residential sites with opportunities or mixed-use and commercial development.
  • Collector Street Locations
    • This sub-place type comprises of residential development with options of different housing types.
  • Local Street Locations
    • Development within this sub-place intended to remain primarily low-density and residential in character.

What's Next?

The City is working on the final draft based on what we heard. We will announce when the final draft is ready and will post it to this page.

We’re still in the draft stages—nothing is finalized yet. Your input will help shape the final decisions.
