Downtown Core District

Welcome!

The City of Fort Saskatchewan is developing a new Land Use Bylaw, and the Downtown Core District (DCD) is the next focus area. This includes properties along:

  • 101–104 Street, between 99 and 100 Avenue

  • 101–103 Street, along 100 and 101 Avenue

  • 104–106 Street along 100 Avenue

This area is the unique historic downtown which encompasses a mix of apartments, commercial businesses and offices where residents can shop, explore, and relax.

What You Need to Know

  • Why This Matters: We’re shaping the future of the Downtown Core District while preserving the unique downtown character.

  • What’s Happening: Using feedback from 2024 public engagement, we’ve drafted new regulations for the Downtown Core District for your review. These new draft regulations will be published here on February 20 – so check back soon. 

  • How to Provide Input: From February 20 – February 27, share your thoughts via email or at an in-person drop-in session (details below). 

  • Your Voice Matters: Nothing is finalized yet. Your input will help shape the final draft regulations for the District. 

What’s New in the Updated Draft?

The following highlights the purpose of each sub-pace type within the Downtown Core District. More details and regulations of each sub-place type are available in the draft:

  • Dennis Avenue

    • This sub-place type emphasizes a walkable and pedestrian-priority environment with shops, restaurants, cafes, and patios at the ground level. Professional offices, studios, and commercial schools are generally located above the ground floor.
  • Downtown Living

    • This sub-place type supports a mix of housing and commercial uses, with a focus on higher-density residential forms such as apartments (up to 5 storey) and townhousing. Standalone commercial buildings and buildings with ground-floor commercial uses with housing above are intended for development. 
  • Civic Precinct

    • Anchored by City Hall, the Courthouse, and the Post Office, this sub-place type serves as the civic hub. Commercial and residential development are not permitted. Future civic buildings are to be compatible with the downtown character and architectural appearance.

How to Get Involved

1. Review the DRAFT DCD once it’s posted here on February 20.

Before sharing your feedback, take some time to review the draft.

First round of engagement was completed in 2024. A summary report of the engagement along with the first draft of the district are available for review. 

2. Attend a Drop-in Engagement Session 

Speak directly with the Planning and Development team, ask questions, and share your thoughts: 

  • Date: Friday, February 20
    Time: 1:00 - 7:00 pm
    Location: Normandy Room, Fort Saskatchewan Community Hall (9964 93 Ave)
  • No registration required! 

3. Share Your Feedback

Once the draft is released on February 20, a feedback link will be provided here for you to share your input. We strongly encourage you to attend a drop-in engagement session to share your feedback with the City’s Planning and Development team.  

Note: The deadline to provide feedback will be February 27.
