Downtown Fringe District
Old Fort, Sherridon, and Ross Creek Residents: thank you for your participation, in this project to date. Your feedback has been documented and will continue to inform the planning process as the project moves forward.
Land Use Bylaw Project
The City of Fort Saskatchewan is creating a new Land Use Bylaw (LUB). The City recognizes that areas within Fort Saskatchewan are different. Our goal is to create custom regulations that reflect the uniqueness of each neighbourhood.
Progress
Two rounds of engagement have been completed for the Downtown Fringe District. The draft will be revised and shared with the community again for additional feedback before it is presented to Council. The engagement summary reports include:
- June 2025 – Downtown Fringe What We Heard Report
- February 2024 – Downtown Fringe What We Heard Report
Thank you to the interested parties who took the time to help shape their community.
Changes that were made to the previous draft districts include:
- The Node area has been split into three areas.
- Added regulations requiring driveways to be paired.
- Added regulations prohibiting driveway access onto Collector Streets.
- Detached dwellings and duplexes are now permitted within Nodes and along Collector Streets.
- Increased the Rear Yard & Side Yard setback requirement for Apartment and Commercial Buildings when building heights increase.
- Changed the Building Height requirements from:
- 10 – 18 metres to 6 – 18 metres within Nodes; and
- Maximum 11 metres to 10 metres for buildings along Local Streets.
- Reworded the density regulations to make it clearer that only 1 Backyard Dwelling is allowed Detached Dwelling, Duplex, Stacked Duplex, Stacked Townhousing, and Townhousing.

What's Next?
The City is working on the final draft based on what we heard. We will announce when the final draft is ready and will post it to this page.
