Estate District (ESD)

Residents of Southfort Estates, Pointe Aux Pins Estates, and Clover Park: thank you for your participation, so far, in this project. Your feedback has been documented and will continue to inform the planning process as the project moves forward. 

In addition to the updated districts, one-page summaries highlighting the key changes between the current Land Use Bylaw and the proposed Land Use Bylaw are provided. 

Land Use Bylaw Project

The City of Fort Saskatchewan is creating a new Land Use Bylaw (LUB). The City recognizes that areas within Fort Saskatchewan are different. Our goal is to create custom regulations that reflect the uniqueness of each neighbourhood.

Progress

Two rounds of engagement have been completed for the Estate District. The draft district will be revised and shared with the community again for further feedback before it is presented to Council. The engagement summary reports include: 

Thank you to the interested parties who took the time to help shape their community. 

Changes that were made to the previous draft districts include: 

  • Backyard Dwelling is now a Discretionary Use. 
  • Only one Backyard Dwelling (Garage/ Garden Suite) or only one Internal Secondary Suite (Secondary Suite) is allowed. This is same as the existing RE- Estate Residential District in the current Land Use Bylaw. 
  • Definition of Urban Agriculture is updated to remove chicken and poultry.
  • Agriculture Use is now limited to Clover Park.
  • Renewable Energy Installation Use is removed as it is intended for large scale solar and wind farms. Small scale devices such as solar panels are still allowed through accessory development permit process. 
  • Accessory building heights in Clover Park may exceed Principal Building height at the discretion of the Development Authority. 
  • Servicing requirements are removed as they will continue to be part of the City’s Engineering Standards.

What's Next?

The final draft of the proposed Land Use Bylaw has now been released and is available for review on this page.

The draft reflects the work completed to date and feedback received through engagement. Nothing is finalized yet, and your input will help inform the final version presented to Council.
