Industrial District
Businesses and Landowners within the Industrial lands: thank you for your participation, in this project to date. Your feedback has been documented and will continue to inform the planning process as the project moves forward.
The Industrial Districts are divided into three districts based on their level of risk, intensity, and potential impacts, ensuring they are compatible with nearby land uses.
In addition the Industrial Districts are the IB – Industrial Buffer and IR – Industrial Reserve Districts.
These districts help manage the transition to industrial development by preserving lands for future industrial use and providing separation between heavy industry and nearby non-industrial areas.
Land Use Bylaw Project
The City of Fort Saskatchewan is developing a new Land Use Bylaw (LUB). Industrial areas across the city vary in function, impact, and character, and the LUB will include regulations designed to reflect these differences.
Progress
Initial engagement for the Industrial Districts is complete. The draft districts will be revised and shared again for further feedback before it is presented to Council. The engagement summary reports include:

What's Next?
The final draft of the proposed Land Use Bylaw has now been released and is available for review on this page.
The draft reflects the work completed to date and feedback received through engagement. Nothing is finalized yet, and your input will help inform the final version presented to Council.
