Downtown Gateway District (DGD)

Old Hospital Site landowners, residents and commercial businesses along 99 Avenue: thank you for your participation, in this project to date. Your feedback has been documented and will continue to inform the planning process as the project moves forward.

In addition to the updated districts, one-page summaries highlighting the key changes between the current Land Use Bylaw and the proposed Land Use Bylaw are provided. 

Land Use Bylaw Project

The City of Fort Saskatchewan is creating a new Land Use Bylaw (LUB). The City recognizes that areas within Fort Saskatchewan are different. Our goal is to create custom regulations that reflect the uniqueness of each neighbourhood.

Progress

Two rounds of engagement have been completed for the Downtown Gateway District. The draft will be revised and shared with the community again for further feedback before it is presented to Council. The engagement summary reports include:

Thank you to the interested parties who took the time to help shape their community. 

Changes that were made to the previous draft districts include: 

  • Commercial Office Building and Single Structure Commercial Pad were removed from the Node. 
  • Increased the Rear Yard & Side Yard setback requirement for Apartment and Commercial Buildings when building heights increase. 
  • Reduced the maximum Building Height requirements from:  
    • 40 metres to 25 metres within Comprehensive Sites;
    • 15 metres to 13.5 metres for buildings along Collector Streets; and
    • 15 metres to 10 metres for buildings along Residential Streets. 
  • Reworded the density regulations to make it clearer that 2 Backyard Dwellings are allowed for Detached Dwelling, Duplex, Stacked Duplex, Stacked Townhousing, and Townhousing.

What's Next?

The final draft of the proposed Land Use Bylaw has now been released and is available for review on this page.

The draft reflects the work completed to date and feedback received through engagement. Nothing is finalized yet, and your input will help inform the final version presented to Council.
